Making a difference

At Macnabs we pride ourselves on taking the time to know our clients and making a difference to their lives. As well as understanding the law, we have a practical, down-to-earth approach, offering friendly advice and going the extra mile for our clients, as was recently displayed with this long-standing client.

Following the sudden loss of his wife a few years ago, our client’s life has not been easy. He developed mental and physical health problems resulting in him having to give up his job, which meant he was struggling financially.

In debt, our client, who had diligently paid all his bills throughout his life, was now desperate and received an off-the-market offer for a quick purchase of his small property with the property investor purchaser then letting it out to him for full market rent. By the time he cleared his mortgage and other debts his capital would last him a couple of years.

Being in a vulnerable state, and without any knowledge of the value of his property or any family or friends to advise him, he simply agreed, and the offer was sent to Macnabs.

On reviewing the offer, and with in-depth knowledge of the local market, we advised the client that the property was worth significantly more than he had been offered. Despite this new information the client was so desperate he was inclined still to accept the offer.

Eventually we managed to encourage the client to delay accepting the offer until a desktop survey had been carried out on the property. The survey showed that the property was worth almost double his initial offer, and our client ultimately allowed us to market the property for him. Meanwhile one of our team set about dealing with a Simple Procedure raised against the client that was going to see him also lose his car.

An offer was quickly received and accepted for the property, resulting in our client going into his enforced retirement at least £65k better off than he would have been. He will now be able to rent a property suitable for his needs in his retirement and he is going to be comfortable rather than struggling, as well as able to keep his car which is essential to him.

When we say to our clients ‘what matters to you matters to us’ we mean it. By taking the time to understand a situation we are proud to have helped our client and made a profound difference to the rest of this client's life.
